In the role of Contract Manager, Jim supports the bidding process by developing and preparing cost estimates for all contract types (lump sum, time and material, etc.). Primary responsibilities include overseeing the creation and coordination of responses to Request for Proposals (RFP); analyze plans, specs, and other construction documents to gain an understanding of the project; prepare material take-off from project plans using computer software; obtain comparative quotations for materials and sub-contractor services; develop itemized take-off forms that include materials, labor and subcontracted services; develop and maintain working relationships with subcontractors and vendors; prepare project schedules utilizing Microsoft Projects software; and communicate with the client during the bidding process on all changes in scope, and questions or clarifications regarding the work.
